We apply a focused approach to investing in real estate by targeting specific submarkets with fundamental real estate attributes that will generate solid property level performance.
Specifically - Fortune 1000 Headquarter facillities create hubs of business activity, stimulating job growth and rising income levels.
We seek out investment opportunities in submarkets that will benefit from the activity created by Fortune 1000 Headquarters, and that possesses supply side constraints and a well educated workforce.
We believe that multi-tenant convenience / necessity oriented retail and smaller tenant industrial properties in these submarkets will experience rising occupancy levels and increasing rents.
Our strategy is accomplished by identifying properties with the following characteristics:

Submarkets with supply side barriers to entry for competing product, high population densities and a well-educated work force

Middle market investment opportunites ranging from $10 to $30 million - deploying $5 million to $10 million of equity per investment.
